1Definitions
“Platform” or “Monnara”: the Monnara real estate platform, operated by Manara Al-Asriya Company (شركة منارا العصرية). “User”: anyone who uses the platform (as a seeker or an advertiser). “Advertiser”: anyone who publishes a property (an owner or a licensed broker). “ASKIB”: the platform’s AI assistant. By using the platform you acknowledge your acceptance of these terms.
2Nature and role of the platform
Monnara is a real estate platform that connects seekers with owners and brokers through ASKIB, acting as a marketing and technology intermediary — not a party to any sale or lease that takes place between users, and it does not own the listed properties. Monnara may earn a matching commission from users who are not subscribed to the Gold plan when a transaction results from the smart matching; each party bears half the commission, and a Gold subscriber is exempt (details in the “Matching Commission Notice”).
3Eligibility and account
You must be at least 18 years old and have legal capacity. Registration and verification are done via your mobile number (OTP). You are responsible for keeping your account access confidential, for all activity through it, and for the accuracy of your data.
4Advertiser regulatory obligations
The advertiser must comply with the Kingdom’s real-estate advertising regulations, including obtaining a valid advertising licence from the Real Estate General Authority and displaying its number, and holding a valid Fal licence if a broker. Monnara reserves the right to verify these details and to reject or suspend any non-compliant listing.
5Verification responsibility
The user must independently verify the property’s documents (such as the title deed via Najiz) and the other party’s identity before any agreement or payment. Monnara does not guarantee the accuracy of information provided by advertisers despite its internal verification process, and is not responsible for any agreement made outside the platform.
6Prohibited uses
It is prohibited to use the platform for any fraudulent or misleading purpose, to publish false data, to impersonate others, to scrape user data automatically, to attempt to circumvent the verification, brokerage, or commission mechanism, or to harm the platform’s security.
7Subscriptions, commissions, and payments
Some services may require a paid subscription or a matching commission per the plans and terms published within the platform (including VAT where applicable). Payments are processed through an approved gateway.
8Intellectual property
All rights in the platform — the trade name, logo, design, software, and ASKIB — are owned by Manara Al-Asriya Company and protected under the Kingdom’s intellectual property regulations. They may not be copied or used without written permission.
9Disclaimer and limitation of liability
The platform is provided “as is”. To the extent permitted by law, Monnara is not liable for any indirect or consequential damages arising from use of the platform or from dealings between users.
10Suspension and termination
Monnara may suspend or terminate any account that violates these terms or the regulations, notifying the user where possible. The user may terminate their account at any time.
11Force majeure
Monnara is not liable for any failure or delay in the service caused by circumstances beyond its reasonable control.
12Governing law, amendments, and contact
These terms are governed by the laws of the Kingdom of Saudi Arabia, and its judicial authorities have jurisdiction over any dispute. Monnara reserves the right to amend the terms with notice of material changes. Contact: info@monnara.co. Last updated: 5 August 2026.
