How to Value a Property Before You Buy

## Why valuation matters
Knowing a property's fair value protects you from overpaying and strengthens your negotiating position. Valuation does not always require an expert, but understanding its basics makes your decision more informed.
## 1) Comparables (the most important tool)
Compare the property with similar properties that were **actually sold** in the same area, taking into account:
- Area, number of rooms, and age. - Structural condition and finishing level. - Precise location within the neighborhood.
Asking prices (sellers' listings) are a weaker signal than the prices of completed deals.
## 2) Location and services
- Proximity to services (mosques, schools, markets) and main roads. - The neighborhood's standard and its development direction. - Orientation (north/south facing) and street width, which noticeably affect price locally.
## 3) Price indices
The authorities responsible for the real-estate sector provide indices and information on price movement that help you understand your area's market trend. Use them as a general frame, not as a final price for the specific unit.
## 4) Verify the deed and legal status
Before any commitment:
- **Verify the deed** and that its details match the property and the seller through the Ministry of Justice services (Najiz). - Confirm it is free of restrictions or disputes. - Confirm the person selling to you is the owner or a legally authorized agent.
## 5) Calculate the full cost
Don't look at the price alone; add transaction costs such as the Real Estate Transaction Tax, service fees, and any expected maintenance work.
Good valuation = realistic comparables + understanding the location + a legal check of the deed.
